  • I wouldn’t necessarily say some areas are overrated but more of whether or not the client/ investor sees the value and what their plan is for acquiring the real estate. For example, during 2016 and 2017 there was a large increase in demand especially for single family homes in neighbourhoods in Vancouver West. This in turn drove up prices to levels way above assessed values and prices were inflated. Even the market today has not returned to price levels from 2016/ 2017. However we are starting to see this trend again as there is an increase in buying and selling activity in the last month.
