There's inheritance tax, it's about 20% of asset value.

Basically the major part is the capital gains tax:

• Holding less than 5 years: 30% of net gain
• Holding more than 5 years: 15% of net gain

For Kyoto vacation home, I'd recommend 中京区, this is the central area with many attractions, convenient neighborhood, and transportation networks.

Airbnb is legalized in Japan, however Kyoto does not support Airbnb (max 60 days allowed per year), basically Osaka city is the place to go for Airbnb (whole year 365 days possible), because they will have World Expo and likely MGM Casino developments coming up, the hospitality demand is high and growing for Osaka.

MGM & some gaming companies are interested to build in Osaka, so far MGM has the best chance.
Also, Melco is showing strong interest to build in Yokohama.

Now in Osaka, the hospitality occupancy rate is near 90% which is practically full.
The growing tourism population, also the upcoming world expo and casino developments will further grow the hospitality demand.

It's always hard to find onsen properties, if there are available for sale, they aren't cheap so the yield aren't that attractive.
